Niantic acquired the property, located at an I-20 interchange 30 miles east of Atlanta, when it was a single-tenant distribution facility. The building has a clear height of 28’ to 34’; well-above-standard electric capacity; 35 loading docks and four drive-in doors; plenty of auto and truck parking: and a dedicated rail spur.

Two years after acquisition, Niantic re-tenanted the property with two well-capitalized manufacturing companies investing a total of more than $60 million in their spaces. One needed the rail spur and the other the heavy power, both of which were unique to this property within the submarket.
